Qatari Diar Egypt, SOM unveil $29.7B Alam Al-Roum master plan

Arab Finance: Real estate developer Qatari Diar Egypt has unveiled the master plan for its $29.7 billion Alam Al-Roum project on Egypt’s North Coast in collaboration with architecture, engineering, and urban planning firm Skidmore, Owings & Merrill (SOM), as per an emailed press release.

The development includes $3.5 billion in direct cash investment and is planned as an integrated, year-round Mediterranean destination combining tourism and mixed-use components.

Spanning 20.5 million square meters, or 4,900 acres, Alam Al Roum will feature 7.2 kilometers of private Mediterranean beachfront. The project is located around 20 minutes from Marsa Matrouh and 50 minutes from Ras El Hekma.

SOM will draw on global planning practices and the site’s environmental characteristics to develop the coastal community. The master plan will also involve landscape architecture firm SWA, marina design and operations consultancy Marina Projects, and transportation and traffic engineering consultancy Setec.

Alam Al-Roum expands Qatari Diar Egypt’s portfolio, which includes CityGate, NEWGIZA, and The St. Regis Cairo. The project forms part of the company’s continued investment in Egypt’s real estate and tourism sectors.

In November 2025, Qatari Diar and NUCA signed a $29.7 billion agreement for the Alam Al-Roum project.

The development is expected to generate annual revenue of at least $1.8 billion, 15% of which will be allocated to NUCA after the company recovers its total investment cost.
