Arab Finance: Majid Al Futtaim has announced the start of the first phase of construction for JUNCTION, its business park in West Cairo, as per an emailed press release.
The official groundbreaking marks the commencement of enabling works valued at EGP 500 million, representing the first phase of a development with total planned investments exceeding EGP 20 billion.
The initial phase will focus on delivering the infrastructure required to support the project's full development, marking the transition from planning to execution. The move underscores Majid Al Futtaim's commitment to delivering the project on schedule and creating a destination designed to support connected communities.
Located adjacent to Mall of Egypt, JUNCTION is designed as an integrated destination that combines business, retail, hospitality, and lifestyle offerings. The development benefits from access to major road networks, including Al Wahat Road, Cairo-Alex Desert Road, and the Ring Road, while connecting to key destinations across West Cairo.
Spanning approximately 99,000 square meters of built-up area, JUNCTION will comprise eight office buildings housing 440 modular office units starting from 65 square meters. The development will also feature more than 50 retail and food and beverage outlets, alongside a five-star hotel operated by 25hours Hotels by Ennismore.
The project will include 1,250 parking spaces and seven drop-off zones, serving as an integrated business and lifestyle destination.
JUNCTION is targeting Leadership in Energy and Environmental Design (LEED) Gold Certification as part of its sustainability strategy. The development will incorporate energy-efficient systems, smart access technologies, electric vehicle charging stations, and high-speed fiber-optic connectivity.
According to Majid Al Futtaim, these features are expected to generate operational efficiencies, including up to 40% savings in energy consumption related to heating, ventilation, and air conditioning (HVAC) systems and waste management.
Directly connected to Mall of Egypt, JUNCTION will combine business, lifestyle, and leisure offerings within a single development.
The project is located seven minutes from the Ring Road, Mehwar Road, and the Mall of Egypt Monorail Station. It is also near several landmarks, including Sphinx International Airport, approximately 25 minutes away, the Grand Egyptian Museum, around 20 minutes away, and the Great Pyramids of Giza, approximately 25 minutes away.
